Successful Expansion of a Gypsy Site from Two to Five Pitches

ShapeAt ET Planning, we are pleased to have secured planning permission for the expansion of an existing gypsy site from two to five pitches. This prospective application was approved under delegated powers, meaning it did not require a committee decision, demonstrating a smooth and efficient process.

Addressing Local Need for Pitches

Wokingham Borough Council (WBC) identified a shortfall of gypsy and traveller pitches following a borough-wide call for sites in 2023. With approximately 16% of the Borough designated as Green Belt and urban areas taking up a significant proportion of land, suitable sites within the countryside and good proximity to existing services and facilities remain the preferred option for new pitches.  As a result of this need, the site’s original personal planning permission was updated to allow open occupancy for all members of the Gypsy and Traveller communities, ensuring long-term availability for those in need.

Sustainable Development and Biodiversity Enhancement

The proposal made efficient use of existing infrastructure:

  • Retaining the original hardstanding from the two initial pitches
  • Delivering a 10% biodiversity net gain, enhancing the local environment
  • Replacing the existing stable block to continue housing the applicant’s horses whilst using the original location for more pitches

A Positive and Proactive Approach

ET Planning worked constructively with the Council to ensure the scheme aligned with local and national planning policies. We support WBC’s plan-led approach, which helps reduce the risk of unlawful encampments or planning breaches.

Following the approval, the applicant has submitted a further application for additional pitches, and we now await the Council’s assessment.
