Our client initially received a refusal for the scheme, however on approaching ET Planning we have been able to obtain an approval by demonstrating that the loss of the hotel is justified under planning grounds, that there would not be an adverse impact on protected trees, as well as securing various on-site transport and access improvements. ET Planning has secured permission for the conversion and erection of extension to the hotel, to provide 11no. two bedroom apartments.
Despite a number of local neighbour objections, the scheme was approved at Planning Committee, demonstrating a highly sustainable development making use of existing buildings and land in defined settlement that is no longer needed for its existing use.
In this particular case ET Planning have also been able to justify that the development would be unviable with an affordable housing contribution, either as on-site contribution or commuted sum.
