Planning Appeal Success: Front Enclosure Approved for Basi Restaurant, Romford

This positive result, granted by the Planning Inspectorate under Appeal Reference APP/B5480/W/25/3359993, marks another important win for ET Planning in supporting clients with thoughtful, design-led development in sensitive urban locations.
Enhancing an Established Restaurant
The proposed glazed enclosure will enhance the frontage of the existing Class E restaurant by providing additional year-round usability, improved customer experience, and a more vibrant street presence.

The proposed enclosure was considered to harmonise with the local character and street scene, largely due to its modern design, high-quality materials and sympathetic architectural expression.
Fallback Position Justified the Development
An important factor that strengthened the appeal was the established fallback position. ET Planning successfully demonstrated that similar external additions, such as an awning and boundary treatments, could reasonably be installed under permitted development rights and via advertisement regulations.
This fall-back position evidenced that a similar structure could have been constructed without planning permission, thus, justifying the proposed development. This argument proved pivotal in the Inspector’s conclusion that the proposed development was both justified and appropriate in planning terms.
