ET Planning supports local architect firm to win appeal

After wrongly receiving a refusal for planning permission, Connected Architecture were referred to ET Planning, who have since been able to win the appeal.

The appeal was made for an end of terraced dwelling with a proposed ground and first floor side extension, and a roof terrace.

The case was refused back in March 2019 by Slough Borough Council as they felt the scale and design of the extension was not subservient to the main dwelling and because the roof terrace was out of keeping with the street-scene. They also made reference to the fact that future occupiers would overlook neighbouring land, or be overlooked.

As part of the appeal process, ET planning raised a number of points which would subsequently be accepted by the Planning Inspector.

The first, relating to the scale of the extension is that the original property was built with a side extension. With the width of the proposed extension being only 1m wider than the existing side element, it was broadly in line with local guidelines.

With the roof terrace being situated to the side of an end-of-terrace house, and set back, it would mean that it is hardly visible from the street and therefore could not impact on the appearance of the street. ET Planning also made reference to the fact that there were a number of other properties in the area which have balconies.

And lastly, being that the roof terrace is an amenity space, secondary to the rear garden which is designated as very private property, current and future occupiers would not be affected by limited privacy, and development on neighbouring land was not prohibitive.

Having carefully reviewed the case and putting together a well-founded argument the appeal was allowed by the Inspectorate.
