About us
ET Planning is a town planning consultancy of around 20 people, based in Crowthorne, Berkshire. We help developers, landowners, businesses, councils and community groups with everything from small applications to major schemes.
At ET Planning, you'll join a friendly, supportive and collaborative team where your contribution is valued, your development is encouraged, and you'll have the opportunity to grow your skills while playing a meaningful part in the success of the business.
ET Planning recently won ‘Property Business of the Year’ at the Thames Valley Property Awards 2026.
About the role
When a client gets in touch for a quote, it's their first real experience of working with us. They should hear back quickly, speak to someone who takes an interest in their project, and be kept up to date until they've made their decision to instruct us.
We're growing, and we want every new client to get that experience. You'll look after new enquiries from first contact until the client decides, including the checks we carry out before taking on a new client. Our planners can then focus on giving advice and setting fees.
You don't need professional planning knowledge, because the role doesn't give technical planning advice.
This is primarily an office-based role in Crowthorne, with some hybrid working available by agreement with the line manager following successful completion of the probation period.
What you'll do
- Reply to every new enquiry within four working hours and pass it to the right planner.
- Carry out our checks on new clients, and gather the information a planner needs to decide whether to take on the work.
- Keep every enquiry moving with regular follow-up calls and emails, and close it off properly, with a reason, when it doesn't go ahead.
- Put quotes together from our templates once a planner has set the fee, send them out, and follow them up until they're signed or expire.
- Keep in touch with the architects and other professionals who recommend us, and book the catch-ups our planners have with them.
- Keep our records accurate: where each enquiry came from and what happened to it.
- Put together a short weekly summary of new, stalled and expiring enquiries.
What you won't do
- Set or negotiate fees. A planner always sets the fee. You put the quote together and send it.
- Give planning advice or run technical meetings. Clients always meet the planner who'll do their work.
- Have a sales target. You'll be measured on whether enquiries are answered, followed up and recorded, not on how many are won.
What we offer
- £35,000 to £45,000, depending on experience, plus a discretionary bonus scheme
- 24 days' holiday plus bank holidays, and 3 days' Christmas holiday gifted
- Flexi-time, in line with our flexi-time policy
- Time off in lieu for additional hours worked
- Company pension, with the option to pay bonuses into it
- Private medical insurance once you've passed probation
- A structured induction programme over your first few weeks, including training on our enquiry process, systems and services, alongside support from the Operations Team and wider planning team. We’ll agree development objectives with you as you settle into the role and provide ongoing training as the role develops.
- Free on-site parking is available. Crowthorne train station is also approximately a five-minute walk from the office, making the office easily accessible by public transport.
How to apply
Send your CV, or your LinkedIn profile if it is up to date, and a short note about why you want the role, using the form below by the closing date. You must have the right to work in the UK.
We are interviewing as we go along. If we find the right candidate we will make an offer before the closing date, and the role will then close early, so please apply as soon as you can rather than waiting for the deadline.
We welcome applications from everyone and make decisions on merit alone. If you need any adjustments to apply or to attend an interview, just let us know. We'll use the information you send us only to consider your application, and keep it in line with our recruitment privacy notice.
How we think about this role
This role is the first thing a new client experiences of the company, and the thing that gives our planners their time back. Thinking like a strong one:
- Own each enquiry end to end. From the first reply to the signed quote or the closed file, it's yours. Nobody should have to ask "what happened to that one?"
- Be the quick first reply. Four working hours is the standard. A fast, interested reply does more for the client's confidence than anything that comes later.
- Keep things moving. Most follow-ups are a call, not an email. Chase kindly, chase on time, and close an enquiry off properly, with a reason, when it isn't going ahead.
- Protect the planner's time, and the planner's judgement. You gather what they need, put the quote together and send it. You don't set the fee and you don't give planning advice. Knowing where that line is, and holding it, is the job.
- Record everything, so the company learns. Where each enquiry came from, what it was worth, and why we lost the ones we lost. The weekly summary is only as good as the records behind it.
- Say when the process isn't working. You'll see the whole funnel. If a step is slow, unclear or getting skipped, raise it with a suggestion.
What we are looking for
Essential
- Very organised: able to keep lots of small tasks moving without dropping any
- Confident on the phone, because most follow-ups are a call
- Comfortable with systems and careful with data
- Clear, simple writing
- Happy working to a clear process, and willing to say when it is not working
Helpful, and we will teach the rest
- Experience in a professional services, property, construction or planning business
- Experience of Monday.com, Xero or e-signature tools
If you can do the essentials and most of the rest, apply. We would rather see your application than not.

How to apply
How we read applications
We read every application ourselves, against the requirements listed for the role. What gets someone to interview is evidence, not confidence.
Tell us what you did, not what you are. "I lead on appeals" tells us nothing we can check. "I ran the written representations on a refused rear extension in Bracknell, drafted the statement, and we won on the design point" tells us what you did, at what scale, and what happened.
The form asks for three examples against the requirements for the role. Choose the ones you can evidence best. You do not need to cover everything, and we will ask about your examples at interview, so make sure they are yours.
