Planning Appeals
ET Planning provides expert planning appeal support for clients facing refusals or planning disputes with honest advice on whether to appeal and strong submissions when it’s worth fighting for.
Planning Appeals
Refused planning permission? It’s not the end of the road. At ET Planning, we help landowners, developers, and homeowners turn refusals into approvals through honest, strategic advice and robust appeal submissions. Appeals are more than paperwork. They’re about understanding why an application failed, whether those reasons can be overcome, and what strategy gives you the best chance of success.
When to Consider a Planning Appeal
Sometimes planning doesn’t go your way, and even the most robust schemes can be met with an unreasonable responses. Whilst often, the better route is to revise and reapply, where there’s a clear planning argument to be made, an appeal may unlock the value you need.
Common appeal scenarios include: -Refused planning applications (householder or full) -Non-determination (no decision within the legal timeframe) -Unreasonable planning conditions -Enforcement Notices
Why ET Planning?
Appeals are high-stakes and that's why we take the time to consider the best route moving forwards, whether that be a planning appeal, or a revised scheme. If there’s a clear path to success, we’ll build a focused, persuasive case.
Our Planning Appeal Services

For more technical or contested appeals we represent clients by presenting your case clearly and confidently in front of an Inspector.
Public Inquiries
For major schemes or where legal issues arise we partner with expert barristers and technical teams to build a strong case, manage expert witnesses, and provide strategic planning support throughout.
Householder Appeals
For home extensions and alterations refused by the council. These follow a simplified process with a tight deadline, we’ll act quickly to respond effectively to council objections.
