A planning appeal has been allowed for a small caravan holiday park in the Windsor & Maidenhead Greenbelt. The decision overturns the Royal Borough of Windsor and Maidenhead’s refusal and grants permission for five static holiday caravans on land previously used for touring caravans.
Green Belt Considerations
The site lies within the Green Belt, but the Inspector agreed that the proposal counts as an appropriate form of outdoor recreation. The caravans are modest in scale, well-screened by trees and fencing, and would not harm the openness or rural character of the area.
Because the development simply replaces five touring pitches with five static units, it was judged not to be inappropriate development.
Design, Environment & Biodiversity
The caravans will be finished in natural brown tones to blend with the landscape, and extra landscaping will soften views from surrounding land.
The Inspector also required biodiversity improvements and energy-efficient measures to help address climate change, secured through planning conditions.
