Planning Permission Secured for Replacement Family Home with River Thames Views
The Challenge
ET Planning was instructed to secure permission for a replacement family home on a highly constrained site in Bisham, Marlow. The site posed numerous planning barriers: It lies within the Green Belt. It is located within a Conservation Area. The site is at risk of flooding. It is surrounded by listed buildings and protected trees. The existing property had been vacant for over 20 years. Any proposal for redevelopment needed to demonstrate very special circumstances, avoid harm to heritage assets, and remain policy compliant in relation to flood risk and design.
Our Approach
ET Planning worked closely with Fletcher Crane Architects and the local planning authority to bring forward a carefully designed replacement home that would meet the highest planning and architectural standards. Design-led collaboration: Fletcher Crane Architects designed a striking four-bedroom home arranged around a central courtyard and water feature, with modest two-storey elements and a riverside boathouse. The layout respected the landscape, neighbouring properties, and historic setting. Green Belt justification: We prepared a robust planning case, demonstrating that the new home was of comparable size to the existing property and that very special circumstances existed. These included the long-term vacancy of the site and the opportunity to enhance local character and biodiversity. Heritage and setting: We undertook a detailed assessment of the surrounding Conservation Area and listed buildings, showing that the design would preserve and enhance the local context. Pre-application engagement: We worked with planning officers at an early stage to shape a scheme that would be supported, resolving technical concerns before submission. CIL exemption: As a self-build project, we ensured the client benefited from full exemption from the Community Infrastructure Levy. Planning permission has now been granted, allowing work to begin on a carefully conceived replacement home that maximises its Thames-side setting while meeting complex policy requirements.
