Planning Permission Secured for 70-Bed Hotel to Support Nirvana Spa Expansion
The Challenge
ET Planning was appointed to secure planning permission for a 70-bedroom hotel to support the ongoing growth of Nirvana Spa, a regionally significant leisure destination in Wokingham. The proposed development included a rooftop garden, new bar and restaurant space, outdoor swimming pool, and Presidential Suites—all designed to enhance the overnight experience for spa guests. However, the scheme raised several planning challenges: The proposal was for ancillary hotel use (C1) on a site with existing leisure facilities. It involved the demolition of the existing 'Pulse 8' gym and its replacement within the new hotel. The scale of the development and associated infrastructure (including car parking and landscaping) required careful integration within the existing spa complex. The proposal had to demonstrate wider community and economic benefits to secure support from Wokingham Borough Council's planning committee.
Our Approach
ET Planning led the preparation and management of the application, ensuring it met planning policy requirements while supporting the commercial growth of the Spa. Ancillary use justification: We positioned the hotel as an essential, complementary facility to the spa rather than a stand-alone commercial hotel, aligning the proposal with local planning policies. Design-led redevelopment: We ensured the replacement of the existing Pulse 8 gym was clearly integrated into the hotel scheme, with upgraded gym facilities delivered within the new building footprint. Amenity and experience: The inclusion of high-quality overnight accommodation, rooftop gardens, and new leisure features was presented as enhancing the overall visitor offer, rather than intensifying use. Comprehensive planning case: Supporting documents addressed landscape design, car parking, access, and the sensitive treatment of the site’s context, helping to manage committee scrutiny. Stakeholder engagement: We engaged with planning officers and addressed all technical consultee feedback to ensure a recommendation for approval. Wokingham Borough Council’s planning committee approved the scheme, recognising the economic and experiential value of the new hotel in supporting an established leisure destination.
