Planning Approved for 117-Home Redevelopment of Former Bracknell Town FC Ground
The Challenge
ET Planning was appointed to secure planning permission for the redevelopment of the former Bracknell Town Football Club site. The proposal sought to deliver 117 new apartments with associated parking and landscaping on a 1.16-hectare brownfield site near Bracknell town centre. Despite the site’s location and potential, the application involved a complex set of planning issues: Loss of a sporting facility previously used by Bracknell Town Football Club. Concerns over overdevelopment, character, and amenity impacts. The need to justify parking levels, traffic impacts, and overall sustainability. Deliverability of affordable housing on-site. Engagement with local residents and planning officers to resolve objections. The site’s history, its position in the local community, and the scale of proposed development made this a sensitive and high-profile application.
Our Approach
ET Planning led a detailed and collaborative planning process, working closely with the local authority, residents, and stakeholders to resolve key issues and secure a successful outcome. Sporting provision justification: We provided evidence that the original pitch could not meet FA grading standards, and that Bracknell Town FC had relocated to a suitable new ground shared with Sandhurst Town FC, where they have since secured league promotion. Housing delivery: With Bracknell Forest Council unable to demonstrate a five-year housing land supply, we argued the development would make a significant and policy-compliant contribution, including 25% affordable housing on-site. Design and character: Working alongside Ascot Design, we demonstrated how the proposed blocks, varying from two to five storeys, reflected the site’s topography and respected the local urban grain. High quality design, amenity space, and landscaping were central to the proposal. Residential amenity: Through ongoing consultation and design refinement, we addressed concerns over privacy, daylight, noise, and the overall liveability of the scheme for future and existing residents. Highways and parking: Detailed modelling showed that traffic and parking impacts were manageable. The scheme provided a higher level of parking than comparable nearby developments, with 100% EV charging readiness and three car club spaces. Policy alignment: We ensured the scheme aligned with Core Strategy Policy CS7, meeting design quality, movement, and placemaking standards required for Bracknell’s continued regeneration. Planning permission was granted, enabling the delivery of 117 new homes in a highly sustainable location, while securing the future of Bracknell Town FC through their successful relocation. This application demonstrates how complex regeneration schemes can succeed with clear strategy, detailed evidence, and responsive design.
