Transforming a Redundant Cement Plant into a Modern Self-Storage Facility

ET Planning helped Reuse Industrial Land to Meet Local Storage Needs and Support Business Growth

Site: Land at Canongate, Oakengates, Telford, TF2 9HT

Partnership: Cleveland Containers

Proposed development: “Change of use to use class B8 (Storage and Distribution) for the siting of 200no. self-storage containers with associated vehicle access and parking”

LPA: Telford and Wrekin

Brief: Following a comprehensive appraisal, this proposal outlines the transformation of a disused cement plant into a state-of-the-art self-storage facility under Use Class B8 (Storage and Distribution). The development will house 200 self-storage containers alongside provisions for vehicle access and parking. To meet detailed Council requirements, the application included extensive submissions such as Tree Surveys, Ecological Assessments, and Highways reports. These measures ensured compliance with planning regulations while maximising the potential of previously developed land. This project represents a significant contribution to addressing local storage demands, supporting business growth, and revitalising a redundant industrial site into a functional and beneficial facility.
