A large replacement dwelling in the countryside area of Arborfield has been given the seal of approval and the go ahead for development thanks to ET Planning.
Development within the countryside, specifically larger developments, are uniquely challenging to receive planning approval however, ET Planning were able to establish the position of permitted development rights to the existing property which enabled the successful outcome of this application.
This planning application was seeking the approval for a two-storey five-bedroom property along with three outbuildings including a shed, greenhouse and a car port. This would all replace the current four-bedroom detached bungalow on the site.
The significant aspect to this application was that earlier in 2021, the site received a Certificate of Lawfulness for the erection of a single storey side extension on the north west elevation; a single storey side and rear extension on the south east elevation; a rear dormer to facilitate conversion of the loft; three outbuildings to form a store, office and greenhouse, and a new driveway with two accesses. Effectively, the council had already assessed the site for its development potential for a larger dwelling with ancillary buildings, and approved this.
Within the application, ET Planning provided a comparison of the existing and proposed footprint whilst also noting that it had been approved to be expanded already.
Identifying this key element whilst still demonstrating the appropriateness of the development on its own merit, including quoting key policies, was key to the success of this case.
The proposal was permitted by Wokingham Borough Council by delegated approval.
