ET Planning Successfully Secure Planning Permission in the Green Belt

Our team at ET Planning are pleased to announce that we have successfully secured planning permission for an extension to a semi-detached residential property located within the Green Belt of Runnymede Council.


The property had already been extended, so any future extensions would be considered under the National Planning Policy Framework to be ‘materially larger’ than the original house. To create a very special circumstances case, ET Planning applied for a Certificate of Lawfulness for extensions and detached outbuilding that constituted permitted development, which was granted by the Council.

ET Planning then put in a full planning application for the desired home extension using the space possible under permitted development to trade for a first-floor side extension. Runnymede Council accepted the volume calculations submitted but required some reduction to the first-floor side extension to lessen the bulk and mass effect of the proposal. The client agreed to the size reduction, amended plans were created and then planning permission was granted under delegated powers.
