Residential development in Bracknell to make efficient use of land

A Bracknell site has received planning permission for the development of three, 3-bedroom family homes which will support the Borough’s housing supply and make best use of the land.

The site was previously granted planning permission in 2017 for the demolition of an existing bungalow and the erection of two 4-bedroom semi-detached dwellings. The new designs, produced by Martin Butler Partnerships, use the same footprint as the previously agreed plans – a key element for the success of this planning application.

The new terraced development will be set back from the main road and will include central front access from the road, six parking spaces, a turning area, bin storage and cycle storage. Each property will be two-storeys high with a converted loft; reflecting the scale and character of the surrounding area.

ET Planning recognised that this proposed development would make best use of the land; by keeping within a previously agreed footprint, but increasing the amount of properties available. This supports the Borough’s housing supply while having no adverse effect on the character of the area or the amenity of the neighbouring residents.

Paragraph 8 of the National Planning Policy Framework was referenced in support of the application as it states that planning should “make effective use of land” and ensure that “a sufficient number and range of homes can be provided to meet the needs of present and future generations”. Paragraph 68 states that “small and medium sized sites can make an important contribution to meeting the housing requirement of an area.“

The permission was approved last month by the Council’s planning committee.
