Based in our Crowthorne office, we are now seeking a highly skilled and motivated Development Viability Senior/Surveyor to join our dynamic team.
Role Overview:
As a Development Viability Senior/Surveyor, you will play a critical role in undertaking Financial Viability Assessments (FVAs) for a variety of development proposals. Your primary focus will be to assess the Affordable Housing contributions that developments can reasonably support, ensuring compliance with local and national planning policies. You will work closely with our planning consultants and clients to deliver robust, evidence-based viability assessments.
Key Responsibilities:
- Conduct detailed Financial Viability Assessments (FVAs) for residential and mixed-use development proposals
- Analyse development costs, revenues, and market conditions to determine the level of Affordable Housing contributions that developments can sustain
- Prepare and present viability reports to clients, local authorities, and other stakeholders
- Liaise with planning consultants, developers, and legal advisors to ensure accurate and comprehensive viability assessments
- Provide expert advice on planning obligations, including Section 106 agreements and Community Infrastructure Levy (CIL) contributions
- Keep up-to-date with relevant legislation, policies, and market trends affecting development viability
- Attend meetings and represent ET Planning in discussions with local authorities and other stakeholders
- Support junior staff members and contribute to the overall development of the team
Requirements:
- A relevant degree in Surveying, Planning, or a related field
- MRICS or MRTPI qualification is highly desirable (RICS Valuer status also beneficial)
- Proven experience in undertaking Financial Viability Assessments (including valuations) within a planning or surveying context
- Strong understanding of Affordable Housing policies and planning obligations
- Excellent analytical skills with the ability to interpret complex financial data
- Effective communication skills, both written and verbal, with the ability to present findings clearly and persuasively
- Strong organisational skills with the ability to manage multiple projects simultaneously
- A proactive and collaborative approach to problem-solving
- Knowledge and experience of using relevant software and tools used in viability assessments
